Electrical Contractor for Builders, GCs & Property Managers
Licensed, insured and WorkSafeBC registered. We file the permits, work to your schedule and hand over the paperwork at close.
Line In Electric has served Greater Vancouver since 2015. Alongside homeowner work, we run electrical scope for general contractors and builders, and for the strata councils and property managers who look after buildings once they are occupied. What those clients need from an electrician is the same: documents in order before the job is awarded, a crew that works to someone else's schedule, and a closed permit at the end.
For general contractors and builders
- Commercial tenant improvements. Most of our commercial volume is TI work coordinated with general contractors, from 800 sq ft kiosks to 30,000 sq ft office floors. We staff to the GC schedule, handle rough-in through trim, attend coordination meetings and provide as-built drawings at close. Commercial TI

Frequently asked questions
Can you supply proof of insurance and WorkSafeBC clearance before we award the job? +
Yes. Line In Electric carries general liability insurance and is registered with WorkSafeBC. We send proof of insurance and a WorkSafeBC clearance letter on request, before any work starts.
Are you bondable for larger commercial projects? +
Yes. We carry the insurance, WorkSafeBC clearance, and contractor standing required for bonded commercial work, and supply the documentation on request.
Who pulls the electrical permit? +
We do. Every job is permitted under our FSR (Field Safety Representative) licence, with Technical Safety BC or with the city where the city issues its own electrical permits. We file the permit, book the inspections, and hand over the closed permit at completion. Where BC Hydro is involved (new service, service upgrade, disconnect and reconnect), we file and coordinate that too.
Can you work to our schedule on an occupied building? +
Yes. Off-hours and weekend work is routine for occupied retail and office spaces and for strata buildings, and we build it into the quote rather than adding it later. For managed buildings we coordinate access and shutdown windows with the property manager.
Can you bring an electrical assessment to a strata council meeting? +
Yes. We supply a written scope, cost estimate, load calculation and electrical permit plan in a format a council or property manager can take straight to a vote or an AGM, including for EV charging requests under the BC Strata Property Act.
Do you provide as-built drawings? +
Yes. On GC-coordinated work we provide as-built drawings at close, along with the closed permit.
