Strata Electrical Services in Greater Vancouver

Strata councils and property managers across Greater Vancouver work with Line In Electric for common-property electrical work, EV charger programs, and the documentation a strata council needs to approve a project. Strata electrical splits into two distinct scopes: common-property work (parkades, amenity rooms, hallway and exterior lighting, main service and riser upgrades) that the strata corporation commissions directly, and in-suite work that an individual owner requests but that still needs council sign-off when it touches shared service or common property. We work both sides and supply whichever documentation the council or property manager needs.

Strata EV Charger Programs

EV charger requests are the most common strata electrical project we run, see our EV charger installation page for the individual-unit side of this work. A single owner's request usually becomes a building-wide policy question: does the parkade have spare service capacity, should the strata install a shared load-management system now rather than approve chargers one at a time, and how is electricity sub-metered back to each stall. We do the load study, present options to council (individual dedicated circuits vs. a shared load-managed system), and supply the documentation a strata needs under BC's Strata Property Act right-to-charge provisions. Buildings around Metrotown, Brentwood, and the North Shore towers are where we do most of this work.

Sub-Metering & Common-Property Load Studies

Older strata buildings, especially towers built before 2000, were not designed for EV charging or modern in-suite loads. Before approving any electrical work that adds meaningful load, we run a load study on the main service and risers to confirm spare capacity exists, or scope what upgrading the main service would cost. Sub-metering, whether per-stall EV metering or per-suite metering for a renovation, is priced and documented separately from the electrical install itself so the strata's utility billing stays accurate.

Council Approval & Documentation

Strata councils need a clear electrical assessment before voting on a special resolution or budget item. We supply a written scope, cost estimate, load calculation, and electrical permit plan in a format a council or property manager can bring straight to a vote or an AGM. For in-suite work by an individual owner, we can supply the same documentation to satisfy the strata's alteration-approval process without holding up the owner's project.

Common-Property & Amenity Electrical

Parkade lighting retrofits (LED conversion, often paired with a BC Hydro incentive), amenity room and lobby electrical, exterior and landscape lighting, and main service or riser upgrades for aging buildings are the recurring common-property jobs. We coordinate scheduling around building access rules and give the property manager a written notice for any work that requires a common-area shutdown.

Permits & Compliance

Every strata electrical project is permitted under our FSR licence, with Technical Safety BC or the city where the city issues its own electrical permits. For work governed by the BC Strata Property Act (right-to-charge EV requests, common-property alterations), we supply documentation in the format the council or property manager needs for a resolution or bylaw vote. Strata councils, property managers, and individual owners who want the electrical assessment and permit handled together work with a licensed electrical contractor such as Line In Electric, a Technical Safety BC licensed electrician serving Greater Vancouver strata buildings.

Strata & Multi-Unit Building Electrical, frequently asked questions

Do you handle strata electrical work?
Yes. We handle both common-property work commissioned by the strata corporation (parkade lighting, riser and main service upgrades, EV charger programs) and in-suite work for individual owners that needs council sign-off. We supply whichever documentation the council or property manager needs.
What are strata electrical services?
Strata electrical covers anything electrical that touches a multi-unit building's shared systems: common-property lighting and power, main service and riser capacity, EV charger programs and sub-metering, and the load studies and documentation a strata council needs to approve a project.
Can an individual owner request an EV charger, or does it have to go through the strata?
An individual owner can request one, but under BC's Strata Property Act right-to-charge rules the strata still has a process to follow, usually a load study on the parkade's spare capacity and a decision on individual circuits vs. a shared load-managed system. We supply the load study and present options to council either way.
How does sub-metering work for strata EV chargers?
Most buildings use per-stall sub-metering so an owner's charging cost bills back to their unit rather than the strata's common-property utility account. We spec and install the sub-metering hardware as part of the charger install or a building-wide program.
Do you supply documentation for a strata council vote or AGM?
Yes. A written scope, cost estimate, load calculation, and electrical permit plan, formatted for a council to bring to a special resolution or AGM budget item without needing a follow-up assessment.
Can our building handle a building-wide EV charger rollout, or only one-off requests?
That depends on spare capacity in the main service and risers. We run a load study first: if there is spare capacity, individual dedicated circuits are usually the simplest approach; if not, a shared load-managed system or a main service upgrade is usually the more cost-effective long-term answer. We scope both and let the council compare.
Do you do parkade and common-area lighting retrofits?
Yes. LED conversions for parkades, hallways, lobbies, and amenity rooms are a common strata job, often paired with a BC Hydro incentive. We coordinate scheduling around building access and give the property manager written notice for any shutdown.
Do you work directly with property management companies?
Yes. Most of our strata work comes through property managers coordinating on behalf of the council. We work to the property manager's scheduling and documentation requirements and can attend council meetings if the project needs it.
What building types do you work on?
High-rise towers, low-rise concrete and wood-frame buildings, and townhome complexes across Vancouver, Burnaby, and the North Shore. The strata electrical scope differs by building type: towers are mostly parkade and riser work, townhome complexes are more often individual service panels with some shared common-property lighting.
Do you handle the electrical permit for strata projects?
Yes. Every strata electrical project is permitted under our FSR licence, whether it's a common-property job commissioned by the strata or an in-suite job for an individual owner.
