Permits, Inspections & As-Builts

Every TI project is permitted under our FSR licence. We prepare single-line diagrams, panel schedules, lighting and power plans, and load calculations for Technical Safety BC and the municipality. At handover, you receive final as-built panel schedules, circuit maps, lighting layouts, and low-voltage cabling documentation, required by many commercial leases and invaluable for future tenants.

Do you handle commercial tenant improvement (TI) electrical scope?
Yes. TI is one of our largest commercial categories, office buildouts, retail buildouts, restaurant kitchens, medical and dental clinics, salons, fitness studios, and mixed-use ground floors.
Can you work to a GC schedule?
Yes. Most of our TI work is GC-coordinated. We staff to the GC schedule, attend coordination meetings, and adjust manpower for crunch periods. We have run TI projects from 800 sq ft kiosks to 30,000 sq ft offices.
Do you provide design drawings for permit applications?
Yes. Single-line diagrams, panel schedules, lighting and power plans, and load calculations as required by Technical Safety BC and the municipality. For larger projects we coordinate with consulting electrical engineers as required.
Can you work after-hours for occupied retail and office spaces?
Yes. Evening, weekend, and overnight work is routine for TI in occupied buildings. Off-hours rates apply but the cost is usually less than the lost-business cost of daytime closure.
How fast can you turn a small retail TI?
A 1,000–2,000 sq ft retail buildout from demolition to close is typically 3–6 weeks of electrical scope spread across the GC schedule. Restaurant TI with kitchen power runs longer (6–12 weeks of electrical scope).
Do you handle restaurant kitchen electrical?
Yes. Three-phase power for ovens and walk-ins, kitchen ventilation hood interlocks, dishwasher feeders, lighting per code, and emergency lighting. Health-authority and BC Electrical Code compliance throughout.
Can you do medical and dental clinic electrical?
Yes. Dedicated circuits for medical and dental equipment, isolated power systems where required, hospital-grade outlets, examination-room lighting, X-ray room shielding considerations, and IT/AV cabling.
What about office TI specifically?
Office TI is bread-and-butter, open-plan and private-office wiring, conference room AV power and data, floor boxes, lighting design (often with daylight harvesting), HVAC interlocks, and access control wiring.
Do you handle base-building landlord work?
Yes. We work both tenant-side and landlord-side: base-building service upgrades, life-safety systems, common-area lighting, parking-lot lighting, and EV charger infrastructure for multi-tenant buildings.
Can you do conduit and rough-in for low-voltage trades?
Yes, pulls and conduit for AV integrators, security/access-control vendors, and IT cabling contractors. We coordinate sequencing to minimize trade conflicts.
Do you handle the Technical Safety BC permit?
Yes. Every TI project we do is permitted under our FSR licence. We schedule inspections, walk the inspector through, and provide closed permit documentation at handover.
Can you accommodate a phased TI buildout?
Yes. Many TIs are phased, landlord delivers shell, tenant builds out in phases. We can quote phase-by-phase and re-engage as scope unlocks.
Do you supply as-built drawings at TI close?
Yes. Final panel schedules, circuit maps, lighting layouts, and low-voltage cabling maps in a digital and printed package at handover. Required by some commercial leases and useful for future tenants.
How are TI projects priced?
Smaller TIs (under ~$50K electrical scope): fixed-price after a site visit and drawings review. Larger TIs: line-item quotes with material and labour broken out, plus an allowance schedule for owner/tenant changes.
Can you supply lighting and devices, or do I supply?
Both. We can supply at trade pricing or install owner-supplied fixtures and devices. Most TI projects are mixed: we supply standard devices and emergency lighting; owner/designer supplies feature lighting.
